Second Request to Sign Reminder
The Agreement signing is one of the most important items necessary for renting a unit. It is crucial that we get a signed agreement during the move in call. The likelihood that a customer is willing to go back, and sign later drops by 50% after the initial move in call.

New tenants have less than two weeks to sign the rental contract after renting the unit. E-sign is the preferred method; however, some customers request to sign the document manually. If a new customer is not able to e-sign during the move in, then we will gladly mail them one at no cost if they request on during the move in call or are a new renter. Any requests to have the agreement mailed to them would be a $3 fee per document mailed to them.
Please remember: It is our responsibility to have the tenant sign the agreement during the move in call, so keep them on the line and let them know you will assist them with signing the document. once the document is confirmed signed and properly filled out, please note the customer's account with a starred priority note "signed agreement for unit (unit #) uploaded on account.
*If a customer has more than one unit # be sure all agreements are signed for all their units and uploaded to their account.

If a customer’s unit does not have a signed agreement on file, if their unit becomes delinquent or qualifies for auction or collections then the account cannot be processed further. This results in a total loss for the company trying to recoup any payment from this delinquent customer.

If the agreement is not signed after two days, please contact the customer with a friendly reminder.
"This friendly reminder to please sign our Rental/Lease agreement. I have sent a link to your e-mail. It is mandated by state law that we have a signed rental/lease agreement on file for each unit. Thank you!"

If the agreement is not signed after one week, please contact the customer with a firm reminder.
"As of 00/00/0000 an (overlock) will be placed on your storage unit until we receive your signed rental/lease agreement. Please refer to your e-mail for the e-sign link. Please call us for assistance if needed."
Send the customer 2nd Request to Sign Document and A New E-Sign Agreement Link

If the agreement is not signed after two weeks, alert the customer regarding their unit overlock status until we get the agreement signed.

In some instances the customer has not moved into their unit yet, we will NOT overlock an empty unit in this case. You may refer to Appfolio to see if the unit is showing on the empty/ready to rent list.
